I work on projects in Scotland, from home extensions and conversions to commercial and heritage work. Scotland has its own planning system, separate from England, so the routes and terms are different.
Scotland’s planning system
Planning in Scotland is set by national policy in the National Planning Framework 4 (NPF4) and delivered through local development plans. Common routes differ from England:
- Planning Permission in Principle (PPP) establishes whether a site can be developed, with the detail approved later through Approval of Matters Specified in Conditions.
- Permitted development is governed by the General Permitted Development Order (Scotland), often written as the GPDO (Scotland), not the England order.
Because the system is separate, I treat Scottish projects on their own terms rather than applying English rules.
